Pune: Teerth Realties and Kharde Patil File Police Complaints Over Trespass Allegations in Mahalunge Land Row

Balewadi, 31st July 2026: A dispute over the ownership and boundaries of land at Mahalunge in Mulshi taluka has escalated, with Teerth Realties and M/s Kharde Patil lodging cross complaints at Bavdhan Police Station under the Pimpri-Chinchwad Police Commissionerate.

Teerth Realties has alleged that around 50 people forcibly entered its project site, vandalised property, assaulted a security guard and attempted to take possession of the land. The company has sought the immediate registration of a case and police protection for the site.

According to the company, the incident occurred on July 27 on land bearing Survey No. 9/10 and adjoining survey numbers at Mahalunge. The group allegedly entered the project premises carrying iron rods and other weapons.

Teerth claimed that the group damaged CCTV cameras and surveillance equipment, used a JCB excavator to demolish structures, vandalised the site office and assaulted a security guard who attempted to intervene. The company also alleged that ₹25,000 in cash was taken from the office.

The complaint names Arun Venunath Kharde Patil and Prasad Arun Kharde Patil, along with around 50 unidentified people. Teerth alleged that the group attempted to dispossess the company of its land through force and intimidation.

The developer has asked the police to remove the alleged encroachers, seize the vehicles purportedly used during the incident, preserve electronic and physical evidence, record witness statements, recover the missing cash and provide protection to its property and employees.

“We believe this was a deliberate and coordinated attempt to intimidate our employees and unlawfully take possession of land that is legally under our ownership. Our foremost priority is the safety of our employees and the protection of our customers’ and investors’ interests. We have complete faith in the investigating authorities and are cooperating fully by providing all available documentary and electronic evidence. We are confident that the facts will emerge through due legal process,” a spokesperson for Teerth Realties said.

He added, “Teerth Group had lawfully acquired the said property through a Union Bank auction conducted under the provisions of the SARFAESI Act. Subsequently, pursuant to the order of the District Magistrate and Collector, Pune dated 9 December 2021, and in compliance with the Hon’ble Bombay High Court’s order dated 18 March 2024, the Resident Deputy Tahsildar and Executive Magistrate, Mulshi, acting on behalf of the District Magistrate and Collector, Pune, formally handed over possession of the property to Teerth Group.”

M/s Kharde Patil, however, has rejected the allegations as false and baseless and lodged a counter-complaint with the police.

In a statement, partner Prasad Arun Kharde Patil claimed that the firm legally owns approximately 15 ares of land in Survey No. 9/10 at Mahalunge. He said the property was purchased from Om Sanjeevani Builders and Developers through a registered sale deed dated March 26, 2025. The transaction was registered as document No. 3751/2025 at the Haveli No. 4 Sub-Registrar’s Office.

Kharde Patil also cited an official government measurement conducted on July 12, 2022, historical Google Maps images purportedly showing the boundary wall and a zoning certificate issued by the Pune Metropolitan Region Development Authority on October 10, 2025.

Presenting a rival account, Kharde Patil alleged that Vijay Tukaram Raundal and Abhi Vijay Raundal, partners of Teerth Spaces Unit 4 LLP, and their associates deliberately demolished an existing boundary wall while construction of a hotel was underway in Survey No. 9/9/1.

The firm claimed that the other party subsequently attempted to extend its construction onto Kharde Patil’s land. It also accused Abhi Raundal of using obscene, abusive and insulting language against its male and female employees, allegedly creating an atmosphere of fear at the site.

Kharde Patil maintained that it had neither encroached upon Teerth’s property nor attempted to take illegal possession of any land. The firm said it was only protecting its legally owned property and was prepared to submit its sale deed, government measurement report, boundary documents, historical maps and zoning certificate to the police, revenue authorities or a court.

Both parties claim to possess documentary and electronic evidence supporting their respective versions. The allegations have not been independently verified. Police are yet to register cases about the allegations.
