Pune, 5th November 2026: The state registration and stamps department has made Aadhaar-based authentication mandatory for everyone involved in property registration from Wednesday (Nov 4), introducing face verification through the official UIDAI mobile app as an additional identity-checking option.

The facility, integrated into the department’s iSARITA 1.9 system, is called Online Verification Seeking Entity (OVSE). It supplements the existing fingerprint and iris-scanning methods, registration officials said.

Under the revised process, the earlier provision allowing a witness or identifier to verify a person whose Aadhaar authentication failed has been discontinued. All parties involved in a property transaction must now successfully complete Aadhaar authentication.

To avoid delays at sub-registrar offices (SROs), citizens have been advised to download the official Aadhaar app and complete the initial registration, SIM verification and face authentication before visiting the office. The app requires Android 9.0 or later, or iOS 16 or later, an active internet connection and a working camera.

During registration, a QR code will be generated on the office computer. The individual must scan it using the Aadhaar app, provide consent and complete face authentication. The verification result will be displayed instantly on the office computer, allowing the registration process to proceed if authentication is successful.

Deputy inspector general of registration Abhay Mohite said Aadhaar holders must be physically present with their registered mobile phones during verification and be able to log in using their six-digit PIN. Those who have locked their Aadhaar biometrics will also need to unlock them through the app.

The department has instructed registration officials to guide citizens about the authentication process, data sharing and consent requirements. It is also sharing a detailed video tutorial on its social media platforms to familiarise citizens with the new facility.
