Naiknavare to strengthen their base in SRA segment

Pune, May 31, 2019: Well known developers from Pune, appreciated for their vision to achieve the right blend of aesthetics, practicality and economy and for their successful journey of 30 long years in the field of affordable housing, Naiknavare Developers are now all set to strengthen their footprint in Slum Rehabilitation projects.

The firm has taken up 2 important SRA projects in 7.41 Acres near Dandekar Bridge, out of which 192 flats and 7 shops are going to be handed over in a special ceremony organized on Saturday, June 1st. The flats will be handed over at the hands of Dr. Nitin Kareer, Principal Secretary, Urban Development.

The information is given by Hemant Naiknavare, Director, Naiknavare Developers in a press conference held in Pune today. Another Director of the company, Ranjit Naiknavare was present among the dignitaries.

Naiknavare Developers have currently taken up slum rehabilitation projects on land area admeasuring of 1, 65,204 Sq. Mtrs. constituting 7,964 hutments. After their successful endeavor in the SRA sector in Pune, they have now entered Mumbai’s SRA portfolio with a project in Vakola, Mumbai on 48,370 Sq. Mtrs. land area.

The 2 SRA projects near Dandekar Bridge are named as ‘Parivartan’ and the other is yet unnamed, consisting 3 buildings in each project. Out of which, 1 building in the ‘Parivartan’ project is completed now and 192 flats and 7 shops are to be handed over on Saturday. Along with this, Naiknavare are also coming up with SRA projects at Satara Road, Mangalwar Peth- Juna Bazaar, Ramtekdi and University road.

Hemant Naiknavare mentioned that the flats in Dandekar Bridge SRA project are being handed over only after completing all the required legal procedure, such as obtaining occupancy certificate and formation of society of residents. ‘‘We have already carried the general body meetings of residents who have elected their managing committee. The flats are allotted and separate agreement with each member has been registered. Individual meters are also in place. Also, the conveyance deed will be signed at the time of the flat handover ceremony tomorrow. This is probably the first project that is handing over flats after all these procedures.’’, He said.

He said, ‘‘we at Naiknavare believe that Slum Rehabilitation is imperative to raise the slum dwellers standard of living and for which an authorized dwelling unit is the first step towards a brighter future. This, in turn, will bring about a marked improvement in their hygiene, health and provide them a dignified & secure lifestyle. So this sector is very important for us.’’

The new housing follows a high-rise building design using optimal ground footprint and frees up land for commercial building and other development, He said.

‘‘The SRA projects currently follow the Compensatory FSI Model. However, considering the current market scenario, this model is not self-sufficient. It is a matter of pride for us to be able to complete this SRA project in such a situation. I feel that it is necessary for the government to intervene to boost the SRA sector. Otherwise it will be difficult to come up with new SRA projects leaving the cities crowded with slums.’’, pointed out Hemant Naiknavare.
