Pune, 24th December 2024: The Builders Association of India (BAI), Pune Chapter, recently celebrated quality construction and innovation by honoring its members in 18 categories of excellence at a prestigious awards ceremony. Founded in 1940, the BAI has long championed quality standards and ethical practices in the construction industry.

On the occasion, experts and members of the association shared their insights with Punekar News, shedding light on critical issues in real estate and the construction sector.

MahaRERA Notices Addressed
Anand Gupta, Vice President of BAI (West Zone), highlighted the significance of the 10,773 show-cause notices issued by MahaRERA to developers. He stressed that addressing these notices could benefit both developers and buyers, ensuring timely completion of Quarterly Progress Reports (QPR) under the MahaRERA Act. This, he stated, would pave the way for more efficient and transparent project management.

Quality Standards and Timely Possession
Jagannath Jadhav, Past Chairman of BAI Pune Centre, spoke about the importance of maintaining high-quality standards in construction, as outlined by MahaRERA’s Form 2A. This form ensures adherence to benchmarks for quality control, timely possession, and material testing. He also emphasized the significance of the five-year maintenance period, which can significantly reduce overall costs for property owners. Efforts to address the 3,406 lapsed notices in Pune are currently underway, Jadhav added.

Promoting Excellence Through Awards
BAI Pune Centre Chairman, Sunil Mate, underscored the association’s commitment to promoting quality construction. He shared that BAI has been organizing the Well-Built Structures Competition Awards for the past 28 years, recognizing excellence across Maharashtra and encouraging builders to prioritize innovation and quality.

Guidance for MahaRERA Compliance
Jyoti Chougale, a Real Estate and Developer MahaRERA BAI of India Committee Member and a real estate developer, stressed the importance of adhering to MahaRERA regulations. She highlighted the timely submission of Form 4, obtaining Completion Certificates (OCs) through the MahaRERA portal, and addressing issues like bank freezes, lapsed QPRs, and abeyance. Chougale noted that BAI provides free guidance and support to developers and buyers, helping them navigate compliance challenges and reduce the number of issued notices.
