Pune, 07 July 2025: Over the last few years, the Pune Metro has transformed how the city thinks about mobility and housing. We’ve seen first-hand how Phase-1 unlocked immense real estate value across micro-markets such as Kharadi, Vanaz, and Ramwadi, elevating connectivity, reducing commute times, and reshaping buyer expectations. The Union Cabinet’s recent nod to Phase-2 of the Pune Metro, comprising Corridor 2A (Vanaz to Chandani Chowk) and Corridor 2B (Ramwadi to Wagholi) marks the next phase in this journey. With an investment of ₹3,630 crore, these 12.75 kilometers of elevated tracks will stitch together fast-growing neighbourhoods such as Bavdhan, Kothrud, and Wagholi into Pune’s urban fabric. Wagholi, for instance, was once viewed as an outer suburb, and is now rising fast on the radar of aspirational buyers, thanks to improved connectivity to Kharadi and the city’s eastern IT belt. Similarly, Bavdhan and Kothrud are set to benefit not just in terms of residential demand but also from the development of new commercial zones, creating vibrant, self-sustained corridors of activity.

Metro-linked areas also witness a parallel boost in the rental market. As professionals working in Hinjewadi or Magarpatta get access to seamless travel, demand for rental housing surges. This builds long-term investment potential and positions such corridors as high-yield assets in an increasingly discerning real estate market.
