Now Construction Allowed In TOD Zone Around Proposed Pune Metro Stations

Pune, January 17, 2021: The Maharashtra state government has permitted construction in the 500-meter Transit-Oriented Development (TOD) zone around the proposed Metro Stations along the two routes in the city.
In the recently sanctioned Unified Development Control and Promotion Regulation (UDCPR), the state government hasn’t given clear cut direction about construction in the TOD zone. The state government has mentioned that they will make a decision afterwards.
Now, the government has given directives to Pune Municipal Corporation (PMC) and other municipal corporations where Metro railway proposes that Municipal corporations can give construction activities to those who have already submitted applications and seek permission for construction on TOD areas.
Yuvraj Deshmukh, Superintendent Engineer of Building permission and construction department said, “State government has mentioned in UDCPR that the urban development department will take hearing and finalise the rules for TOD. Before that, the state has decided to conduct a hearing under section 37A (Power of state government or planning authority to permit temporary change of user) and take a final call. Now, the state has given directives that they will carry section 37 (A) and take the final call. Meanwhile, Corporation can allow construction in TOD under section-154 of Maharashtra Regional and Town Planning Act, 1966.”
As per Section-154, Municipal corporations have an authority for granting additional FSI on payment of premium as specified under the subject as mentioned in Schedule A.
