Pune Metro Plans Commercial Hub at Vanaz Depot in Kothrud

Kothrud, 16th May 2026: Maha Metro has invited bids from private developers for the commercial development of the Hill View Park car depot area at Vanaz in Kothrud, aiming to transform the metro depot into a major commercial hub in the coming years.

The project will be developed under the Public-Private Partnership (PPP) model, considering the increasing number of metro commuters in the Vanaz-Kothrud area and the availability of vacant land at the depot. The proposed development is expected to include office spaces, retail shops, commercial establishments and other business facilities with direct metro connectivity.

The development will be carried out in two phases. In the first phase, new construction will be undertaken on around 8,726 square metres of greenfield land. In the second phase, existing structures spread across nearly 19,500 square metres will be redeveloped for commercial use. Parking facilities will also be included in the project.

According to officials, the greenfield construction is expected to be completed within 36 months, while redevelopment of the existing structures will take 12 months.

Officials said the project is being planned under the Transit-Oriented Development (TOD) concept, which focuses on creating employment opportunities, office spaces and commercial facilities around public transport systems to encourage citizens to use metro services instead of private vehicles.

The project will be implemented on a Design, Build, Finance, Operate and Transfer (DBFOT) basis for a period of 60 years. The selected private developer will be responsible for designing, financing, constructing and maintaining the project, after which the property will be transferred back to Maha Metro.

Metro officials said the project will help generate long-term non-fare revenue for Maha Metro and strengthen the financial sustainability of metro services in the future.
