Pune: Man Duped of Rs 14 Lakh in Flat Deal After Owner Allegedly Sells Property to Another Buyer

Pune, 5th September 2026: A man who agreed to purchase a flat in Kondhwa for Rs 22 lakh and paid Rs 14 lakh upfront was allegedly cheated after the original owner sold the property to another person.

The accused have been identified as Adil Nazir Sayyad (35), Jafar Thamiullah Khan, both residents of Laxminagar in Yerawada, and Sami Mustaq Khan (45), a resident of Mithanagar, Kondhwa Khurd. A complaint in the matter was lodged by Hanif Abdul Qadar Shaikh, a resident of K K Tower, Mithanagar, with the Kondhwa police. According to police, the alleged fraud took place at K K Tower in Kondhwa between May 2025 and the time of filing the complaint.

According to the complaint, Shaikh learnt through a friend that a flat in the building next to his was available for sale. He expressed his interest in purchasing it, following which his friend Shahrukh Shaikh introduced him to Adil Sayyad.

Sayyad allegedly told Shaikh that the flat was in his name and that he had acquired it against an outstanding amount of Rs 24 lakh owed to him by Sami Khan. The deal was subsequently finalised for Rs 22 lakh. Shaikh also informed Khan that he intended to purchase the flat, and Khan allegedly told him that he had no objection to the transaction.

It was agreed that Rs 8 lakh would be paid to the existing tenant, Sohail Iqbal Shaikh, while the remaining Rs 14 lakh would be paid to Sayyad and Jafar Khan. Accordingly, Shaikh paid Rs 14 lakh to the two accused on January 21, 2025.

On the same day, a power of attorney was executed and a written agreement for the purchase of the flat at K K Tower was signed. When Shaikh offered to pay the Rs 8 lakh due to the tenant, Sohail Shaikh, and sought possession of the flat, the tenant requested one month to find another accommodation. Shaikh agreed to wait.

After a month, Shaikh again requested Sohail Shaikh to accept the Rs 8 lakh and hand over possession of the flat. However, the tenant allegedly refused to accept the money and did not vacate the premises.

In May 2025, the original owner, Sami Khan, allegedly misled the complainant, returned the Rs 8 lakh taken from Sohail Shaikh and took possession of the flat himself. Shaikh said he subsequently asked the accused to return his Rs 14 lakh, but they allegedly gave evasive replies and failed to return the money or hand over the flat.

The complainant subsequently approached the police and lodged a complaint alleging cheating and financial fraud. Police Sub-Inspector Ravindra Gawde is investigating the case.
