Big Relief for Property Owners: Maharashtra Ends Repeat Land Surveys for Building Permissions

Pune, 4th August 2026: In a move aimed at simplifying the building permission process and reducing delays, the Maharashtra Land Records Department has decided that land surveys conducted from 2024 onwards will be treated as final, provided there is no dispute over the property.

Local self-government bodies, including municipal corporations, will be directed not to insist on fresh surveys for such properties, Settlement Commissioner Shailesh Nawal said. The formal government order is expected to be issued within the next two to three days.

The decision follows the introduction of Version 2 of the department’s digital land survey system, under which the official ‘K’ extract now includes the latitude and longitude of the surveyed land. Officials said these geo-coordinates permanently establish the exact geographical location and boundaries of a property, making repeat surveys unnecessary for administrative purposes.

Until now, many municipal corporations and other local bodies had been asking applicants to conduct fresh land surveys while processing building permission applications and other property-related approvals, even when the land had already been surveyed only a few years earlier. Since earlier survey records did not contain latitude and longitude details, authorities often required fresh measurements to verify property boundaries and locations.

With the upgraded survey system, the department believes that the geo-tagged records provide sufficient proof of a property’s exact location and extent. Consequently, surveys completed from 2024 onwards with latitude and longitude details will be accepted for building permissions and other official processes without requiring a fresh survey.

Officials said the decision is expected to reduce unnecessary paperwork, save time and costs for property owners and developers, and expedite approvals by municipal corporations and other planning authorities. Directions to this effect will be issued to all local self-government bodies across Maharashtra.

Applicable Only to Dispute-Free Properties
The relaxation will apply only to properties where there is no dispute over ownership, boundaries, or survey measurements. If any dispute or claim arises regarding a property, authorities will continue to follow the existing legal and administrative procedures, including fresh verification wherever required.

However, for undisputed properties surveyed from 2024 onwards with geo-coordinates recorded in the ‘K’ extract, local bodies will no longer be permitted to demand another land survey before granting approvals.
