Maharashtra Govt To Replace 7/12 Extracts With Property Cards In Urban Areas

Mumbai, 29th May 2026: In a major decision, the Maharashtra government has announced that 7/12 extracts used as land ownership records in urban areas will soon be discontinued and replaced with property cards carrying clear ownership details.

The decision will apply to villages that have been included within municipal corporation and municipal council limits where city survey work has not yet been completed. The move has been approved under the Maharashtra Land Revenue Code, 1966.

Over the years, several cities in Maharashtra have expanded, with nearby villages being merged into municipal limits. However, city survey work was not conducted in many of these newly added areas. As a result, residents continued to rely on 7/12 extracts instead of property cards.

Officials said the existing system often created technical difficulties during property transactions, bank loan processing, and ownership verification in urban areas. To address these issues, the government has decided to conduct city surveys in all such areas and issue property cards to property owners.

The state government has directed municipal corporations and municipal councils to submit proposals to the District Superintendent of Land Records for carrying out the survey process. Funds for the survey and measurement work will be provided through district annual plans or urban development schemes.

The government has also clarified rules regarding government land. In cases where encroachments are found on government land, district collectors will first take action as per existing rules before property cards are issued. Property cards for government land without encroachments will directly carry the name of the Maharashtra government.
