Pune, 22nd October 2026: Gera Developments Private Limited (GDPL) on Thursday announced ‘The Gera Advantage’, a programme offering eligible homebuyers financial support during construction and home maintenance services after possession.

The programme, which also extends to eligible existing customers, comprises four components: EMI Shield, Home Equity Power, Medical Emergency Support and Extended Home Protection. According to the company, the financial-support benefits are available before the occupancy certificate (OC) is received, subject to each offering’s eligibility conditions and timelines.

Rohit Gera, Managing Director of Gera Developments, said the initiative seeks to address difficulties buyers may face between purchasing a home and taking possession.

“Regulation has been focused on ensuring transparency and delivery as per commitments. It doesn’t focus on creating solutions for challenges that occur between purchase and possession,” he said.

Repayable assistance following job loss

Under EMI Shield, eligible salaried customers facing involuntary job loss can receive reimbursement of their monthly home-loan pre-EMI payments for up to six months, or until they find employment, whichever is earlier.

The assistance is interest-free but must be repaid in two instalments after the support period ends, or in full at possession if that occurs earlier. The benefit can be used once per unit and applies to qualifying job loss occurring between agreement registration and six months before scheduled possession.

Financial support linked to buyers’ contributions

Home Equity Power offers short-term financial assistance linked to the amount customers have paid towards their homes from their own funds.

Customers who have contributed at least 10% of the home’s consideration value from their own funds may receive assistance of up to 50% of that contribution or 10% of the consideration value, whichever is lower, excluding GST.

The drawdown is subject to the housing finance institution’s loan covenants. According to GDPL, the amount carries interest at the applicable RERA rate and must be repaid within six months or by possession, whichever is earlier.

Transfer and downsizing options during medical emergencies

Medical Emergency Support provides options in the event of a qualifying medical emergency affecting a customer or an eligible immediate family member, or following the death of the customer or their spouse.

The company said the restriction on selling before possession would be waived in qualifying cases, allowing the unit to be transferred without the applicable transfer fee.

Another option is to move to a smaller, lower-value home, subject to availability, with eligible appreciation on the existing unit taken into account.

Home checks and structural warranty

Under Extended Home Protection, GDPL will provide annual preventive maintenance checks for seven years from the date of the OC. Customers will receive a Home Health Check Report outlining observations and recommended action after each inspection.

Covered defects will be addressed under the applicable warranty. Repairs outside warranty coverage can be arranged on a chargeable basis with the customer’s prior approval. The offering also includes a 10-year structural warranty.

Gulzar Malhotra, Chief Executive Officer of Gera Developments, said the programme was intended to provide “financial breathing room when circumstances change and continued care as customers settle into their homes.”

All four offerings are subject to eligibility requirements and applicable terms and conditions.
