Pune: Long-Awaited DSK Sadaphuli Housing Project In Talegaon Finally Completed

Pune, 27th April 2023: After a ten-year wait, the DSK Sadaphuli housing project in Talegaon, Pune, has finally been completed and received its Occupancy Certificate (OC).

The new developer has already started giving possession to the flat holders, bringing an end to the long wait of 161 homeowners. The project was announced by DSK Group in 2012-2013, comprising three buildings with 269 flats. Many buyers had registered for houses in this project from 2013 and had paid 90 percent of the total cost of the house. However, possession was not obtained in 2015, and the project got stuck as DSK was arrested.

Approximately 161 flats out of 279 in this project were sold, and concerns grew among the buyers. Some of the flat owners came together and formed a cooperative housing society to pursue the completion of the project. Meanwhile, 70 percent of one building and 80 percent of the other two buildings were completed in this project, and Tata Finance had a loan of seven and a half crore rupees, including interest and loan amount, which came to Rs. 22 crores.

The tenement holders got together and rushed straight to Maharera, which took the initiative to get this project underway. Maharera referred the matter to the Maharera Conciliation Forum and canceled the registration of the project so that the project could be completed through a new developer. Two members of the reconciliation forum brokered a reconciliation between the tenement holders, Tata Finance, and the new developer. Tata Finance also waived the interest amount.

After that, this project’s new developer, G. S. Associate and the team, started working on the project in August 2022. The work was completed on January 1, 2023, and tenants were expected to get possession of the house after the completion of the project work. However, the building could not be officially occupied unless the occupancy certificate was obtained, so the flat holders had to wait for possession of the house, even after the completion of the project.

Finally, this wait also ended on Tuesday. A flat holder of the Palash Sadaphuli project informed that the three buildings of this project have received an occupancy certificate from PMRDA. As soon as the occupancy certificate was received, the new developer started handing over the house.
