Pune, 17th September 2026: Mundhwa is emerging as an important real estate growth corridor in East Pune, with infrastructure development, employment hubs, connectivity and increasing developer activity shaping the area’s expansion, according to a 2026 investment outlook and market intelligence report released in September.

The report, titled “Mundhwa – The Next BKC of East Pune”, has been prepared by real estate professional Vikhram Malik, Chairman and Managing Director of Associatte Proptech Pvt. Ltd. It examines the area’s residential and commercial development, surrounding employment hubs, infrastructure projects and the presence of major developers.

The report compares Mundhwa’s potential future role in East Pune with that of Mumbai’s Bandra Kurla Complex (BKC). However, it clarifies that the comparison is an investment thesis for the future and does not suggest that Mundhwa currently has the scale or status of BKC.

According to the report, Mundhwa’s location between key East Pune areas such as Kharadi, Hadapsar, Magarpatta, Koregaon Park and Viman Nagar is one of the factors supporting its development. The area is also being influenced by employment and commercial activity in the wider East Pune region.

The report identifies employment hubs such as EON Free Zone, World Trade Center and Magarpatta City, along with Amar Quantum Tech Park and the proposed Bajaj corporate campus, as part of the broader employment ecosystem around Mundhwa. It notes that these developments are not all located within Mundhwa but contribute to demand in the surrounding market.

Infrastructure is another major focus of the report. It looks at road and bridge projects, Metro connectivity, regional rail links, airport access and proposed high-speed rail corridors as factors that could influence the area’s future connectivity.

The proposed Pune Metro Line 4 connecting Kharadi, Hadapsar, Swargate and Khadakwasla is highlighted as one potential connectivity layer for East Pune. The report also discusses the Mula-Mutha riverfront development, road widening, flyovers and underpasses in the context of improving local mobility.

At a regional level, the report refers to proposed Mumbai-Pune and Pune-Hyderabad high-speed rail corridors, while noting that these remain longer-term proposals subject to development and implementation.

Mundhwa and its surrounding areas have also seen activity from several established developers. The report maps projects associated with Panchshil Realty, Godrej Properties, Mantra Properties, Tribeca/Kundan Spaces, Jhamtani Group, Supreme Universal, Pristine Properties, Amar Builder, Magarpatta City Group, Kumar World, Goel Ganga Development, Kumar Corp, Marvel Realtors, Lodha, Duville Estate and Shubh Developers.

Among the projects and developments mapped are Trump World Center, Godrej Elaris, Mantra Mayfair, Mantra One Residency, Ace Abundance, Supreme Towers, Pristine Mundhwa, Amar Quantum Tech Park, Port 133 and Shubh Tristar.

Malik has also linked the research to Mappingg.com, an interactive property mapping platform that places real estate projects and infrastructure developments geographically. The platform is intended to allow users to examine project locations, development status and surrounding infrastructure rather than viewing individual properties in isolation.

The report argues that Mundhwa’s future growth will depend on the interaction between employment, infrastructure, residential development and commercial activity rather than any single project.

Whether the area develops into a major business destination comparable to BKC will depend on the implementation of planned infrastructure and the pace of commercial and employment growth in the coming years. The report describes Mundhwa as a market to watch as East Pune continues to expand.
