Pune Municipal Corporation Initiates Property Tax for Nanded City Flats with Substantial Discounts

Pune, 19th December 2023: In a move that has stirred controversy among residents, the Pune Municipal Corporation (PMC) has commenced the imposition of property tax on flats within the Nanded City project. However, to ease the financial burden, the municipal corporation is offering a significant 66 percent discount in accordance with the Maharashtra Township Act. Notably, flats occupied by homeowners themselves are eligible for an additional 40 percent concession on the remaining 34 percent tax.

To avail of these discounts, flat owners must fill out the PT-3 form by January 30, as emphasized by Ajit Deshmukh, the Head of Taxation and Tax Collection. Deshmukh sternly conveyed that failure to submit the required form would result in the denial of exemptions. The PMC anticipates generating approximately Rs 10 crores in revenue from this initiative.

The Property Tax Department has completed the assessment of properties across 23 villages within the municipal limits and has accordingly imposed taxes. Residents are now receiving property tax bills following the determination of taxation figures. Nanded village is among the 23 villages falling under the municipal limits, and it encompasses the Nanded City Township. Consequently, property tax bills are being dispatched to the residents of this township, which comprises around twelve thousand flats, commercial areas, and offices.

Contrary to the expectations of citizens who believed that the municipal corporation would not levy property tax due to the lump sum maintenance amount deposited by residents, the initiation of tax payments has fueled discontent among the populace.

According to officials, Nanded village’s inclusion in the Municipal Corporation has consequently brought Nanded City under its purview, leading to the application of municipal property tax. This information was explicitly outlined in the flat purchase contract for Nanded City.

Deshmukh, Head of the Taxation Department, highlighted that Gram Panchayats lack jurisdiction in town planning, preventing Nanded Gram Panchayat from imposing property tax on the township. As Nanded City falls under the municipal corporation, municipal property tax regulations have been implemented. The current bills pertain to the period from 2021 onwards, contributing to the perception of a substantial amount due.
