Pune: Now Amadea Enterprises LLP Seeks 15-Day Extension to Reply to Stamp Duty Notice in Mundhwa Land Case

Pune, 25th November 2025: Amadea Enterprises LLP — a firm in which Digvijay Patil and Deputy Chief Minister Ajit Pawar’s son, Parth Pawar, are partners — has requested an additional 15 days to respond to a notice issued by the state registration department regarding an alleged stamp duty shortfall of Rs 21 crore linked to the controversial Mundhwa land deal, officials said on Monday.

The department had originally given the company time until Monday to either pay the dues or submit its explanation. A senior official said the firm has appointed a large legal team to prepare its reply.

“The company has engaged nearly ten lawyers for the matter and has asked for extensive documents. They have also requested a 15-day extension to submit their response,” the official said. When asked whether the firm had shown readiness to pay the amount, the official clarified that the company’s letter only expressed its intention to present its side of the case.

Officials also clarified that the current notice deals only with the alleged stamp duty deficit. It is independent of another potential payment of Rs 21 crore that would be applicable only if the firm decides to carry out a cancellation deed for the 40-acre government-owned plot.

“Whether or not to cancel the deed is entirely up to the company. We have informed them of the implications, but no deadline has been set for this,” another official said. “If the firm eventually chooses cancellation, its total financial liability would rise to Rs 42 crore.”

The Mundhwa land registration has been under the scanner ever since a five-member inquiry panel raised serious concerns over how the transaction was approved. The sale deed was processed by suspended Haveli No. 4 sub-registrar Ravindra Taru, who, the committee found, had failed to verify crucial documents.

In response to these lapses, the registration department has ordered an audit of all registrations handled by Taru.

The inquiry committee, chaired by Joint Inspector General of Registration (IGR) Rajendra Muthe, submitted its findings last week. The report held Taru, as well as both parties involved in the May 20 transaction — Sheetal Tejwani, who acted as power of attorney for Ashok Gaikwad and over 270 others associated with erstwhile Mahar watan land (now state-owned), and Digvijay Patil representing Amadea Enterprises LLP — responsible for multiple violations of registration and stamp duty rules.

The committee, formed on November 6, examined procedural lapses, missing documents, legal sections invoked, and how the sale deed was cleared despite the land being marked as government property. The IGR has since sent the committee’s report to the state government through the divisional commissioner for further action.
