Pune, 3rd April 2025: The Pune Municipal Corporation (PMC) will start distributing property tax bills for the financial year 2025-26 from May 1. The delay is due to pending verification of PT-3 applications submitted for a 40% concession on residential properties. Since these applications are yet to be processed, issuing bills from April 1 is not feasible, said Pratibha Patil, Deputy Commissioner of the PMC’s Property Tax Department.

She also mentioned that taxpayers could avail themselves of a 5% to 10% rebate if they paid their property tax by June 30. Under normal circumstances, PMC begins issuing tax bills from April 1, marking the start of the financial year. Citizens can avail themselves of discounts of 5% to 10% if they pay their taxes by May 31 under municipal schemes.

Additionally, property owners who reside in their own homes are entitled to a 40% concession, as per state government regulations. To claim this benefit, citizens had to submit PT-3 application forms, and approximately 1.5 to 1.75 lakh applications have been received across different municipal offices.

However, due to a staff shortage in the Property Tax Department, processing these applications has been delayed. Moreover, for the past two months, the department’s staff has been busy with revenue enhancement activities, further slowing down the process.

According to Patil, if bills are issued without updating records, many citizens may need to visit municipal offices for corrections, leading to inconvenience. To avoid this, the department has decided to first verify all applications before generating the bills. The verification process is expected to be completed within a month, after which bills will be distributed from May 1. The Municipal Commissioner has also approved this timeline.

“Since the review of applications for a 40% concession is still ongoing, property tax bills will be issued from May 1. Citizens should take advantage of the available discounts and ensure timely tax payment,” she added.
