Pune’s Pilot Project: Property Cards to Replace 7/12 Extracts in Urban Areas; Kharadi Flat Owners To Get Digitized Property Cards Soon

Pune, 23rd December 2024: Property cards for approximately 12,000 flat owners in Kharadi will be uploaded to the Mahabhumi portal of the land records department within the next three months. Officials from the Settlement Commissioner’s office announced on Friday that the only remaining step is a door-to-door inquiry process as part of the city’s pilot project.

The property cards will include the owner’s name and detailed information about the deed of declaration. This initiative aims to replace the 7/12 extract in urban areas where property surveys have been completed, ultimately reducing fraud in the real estate sector.

“Surveying, measurement, and mapping of the area have been completed using advanced tools such as drones, rovers, and other high-tech equipment. The final step, which involves door-to-door inquiries, has been assigned to 50 deputy superintendents from five districts. We expect this to be completed within two-and-a-half months,” said an official from the Settlement Commissioner’s office.

In addition to Kharadi, the pilot project includes Wadgaon Sheri, where work on property assessment is underway. The initiative will eventually be expanded to other parts of Pune in phases. Officials emphasized the importance of property owners completing their deed of declaration to ensure their inclusion in the project.

Settlement Commissioner N.K. Sudhanshu revived this long-delayed project, which had been on hold for more than a decade. “This initiative is a major step towards streamlining urban land records and curbing malpractices in the property market,” Sudhanshu stated.

Rajendra Gole, Deputy Director of Urban Land Measurement for the Land Records Department, highlighted the collaborative effort behind the project. “Deputy superintendents from Pune, Satara, Sangli, Solapur, and Kolhapur districts have been appointed as inquiry officers to expedite the process. We expect significant progress in the coming year,” he explained.

The pilot project leveraged technology developed in collaboration with the National Informatics Centre (NIC). “The survey work in Kharadi was completed within two months using advanced digital tools. The maps prepared during the process received approval from the Pune Municipal Corporation in November, allowing us to proceed to the next phase,” another official noted.

As the pilot project progresses, similar efforts are planned for other parts of Pune. “We’ve been receiving inquiries from residents in various areas, eager to know the status of their property surveys. Work is ongoing, and we aim to expand this initiative citywide,” the official added.
