Pune, 17th August 2021: An inquiry has been initiated against the ‘Tukdabandi’ and real estate document registration without following the laws of the Real Estate (Regulation and Development) Act (RERA Act). So far reports of illegal document registration have been received in six sub-registrar offices in Pune which have revealed thousands of out-of-order document registration cases. The illegal document registration in Pune is high.

A team has been appointed on the instructions of the chief secretary of the Maharashtra state government to check the document registration done without following the RERA laws in the state. The team is verifying the document registrations in all sub-registrar offices in the city. This information was given by the registration and stamp duty department.

Information on illegal document registration in the remaining 21 offices is being checked. Two teams are working to expedite the process.

Inspector General of Registration and Stamp Controller Shravan Hardikar said, “So far information about illegal document registration has been received in six of the 27 sub-registrar offices in the city. The information on irregular registration in the remaining offices will be collected in the next 15 days. Only then will we get to know in detail how much illegal registration has taken place in Pune. The report of this information will then be sent to the state government. Further action will be taken on the order of the state government.”

It was recently revealed that 830 illegal document registrations were registered in the Haveli number 14 office in violation of ‘Tukadabandi’ and RERA laws. In this case, the in-charge of this office along with sub-registrar L. A. Bhosale has been suspended.

As per the provisions of the RERA Act, it is mandatory to register the concerned project with the RERA Authority if there are more than eight flats in construction projects or construction projects on an area of more than 500 square meters. Maharashtra Registration Rules 1961, stakeholders should register with MahaRERA (Maharastra Real Estate Regulatory Authority) before document registration. Many rules have been flouted, officials said.
