Maharashtra Government Abolishes NA Tax on Housing Societies, Relief for Flat Owners

Pune, 5th March 2026: The Government of Maharashtra has decided to abolish the non-agricultural (NA) tax levied on housing societies in urban areas, offering significant relief to flat owners across the state. Revenue Minister Chandrashekhar Bawankule said the decision applies to both old and new constructions, and all past dues have also been waived.

The announcement was made in a written reply during the Question Hour of the budget session in the Maharashtra Legislative Assembly. The move is expected to reduce the financial burden on housing societies and benefit thousands of apartment owners in cities.

According to the minister, the government has completely scrapped the annual NA tax, meaning housing societies will no longer have to pay the levy. Pending payments and earlier dues have also been waived, providing relief to many societies that had accumulated large arrears over the years.

The government has also simplified the conversion tax system. For constructions completed before 2001, the conversion charge has been fixed at 0.10 per cent of the 2001 ready reckoner rate for areas up to 1,000 square metres. For larger developments, a one-time payment option has been introduced — 0.25 per cent for areas up to 4,000 square metres and 0.15 per cent for areas exceeding one acre.

There are around 1.2 lakh housing societies across Maharashtra, including nearly 18,000 in Pune. Many societies had unpaid NA tax dues for years, often due to lack of awareness about the levy. In Pune alone, outstanding dues had crossed ₹2 crore, with some societies facing penalties and interest for delayed payments. The government said the decision will put a permanent end to the long-pending issue of NA tax for housing societies in urban areas.
