Most Illegal Property Registrations Done In Wagholi And Hadapsar; Over 10,000 Registrations Violated RERA Act In Pune District

Pune, 6th April 2022: The investigation by the Maharashtra state government committee has revealed that around 10,561 properties were illegally registered in the Pune district violating the Maharashtra Real Estate Regulatory Authority (RERA) Act. The highest number of illegal registrations were done in Hadapsar and Wagholi areas.
Clerks, Senior Clerks have been given the post of Sub Registrar due to a large number of vacant posts in the Registration and Stamp Duty Department. It has come to light that 10,561 illegal purchases and sales of properties have been registered by the builders in various sub registrar’s offices violating the norms.
Investigations have revealed that due to ambitious projects like the Metro, two ring roads, a planned international airport, illegal purchase and sale of property in violation of the RERA Act and Fragmentation laws in the district including Pune city is rampant.
A committee appointed by the state government investigated the suspicious documents in all the 27 sub registrar’s offices in the city. Of these, 70% were registered without registering with RERA and 30% were reported in violation of the Fragmentation Act.
Speaking about this, Deputy Inspector General of Registration and Stamp Duty, Govind Karad, said, “Four of the 44 officers and employees involved in illegal registrations have already been suspended since the first case was reported in 2019.”
A departmental inquiry has been started by suspending some of the remaining officers and employees, and by transferring some of them, while an explanation has been sought from some of them. Class two officers will be investigated by appointing an inquiry officer at the government level, while clerk level staff will be investigated at the registration and stamp duty level.
This is the first time in the history of the department that such action has been taken. Therefore, no officer or employee will dare to register illegal property in future, said Karad.
Officials and employees of the Registration and Stamp Duty Department are being prosecuted for the illegal registration of property. While this is a welcome step, the question of what to do about builders remains unanswered. Action is likely only if these cases come before RERA. However, considering the seriousness of the matter, the authority is expected to take suo moto action.
