Pimpri-Chinchwad, 10th March 2023: The counting process of 8,300 plots under the Pimpri-Chinchwad Urban Development Authority will be processed. State Excise Minister Shambhuraj Desai informed the Legislative Assembly that the process of allotment of ‘Property Card’ to the concerned land owners will be completed in the next year.

Bhosari MLA Mahesh Landge drew the government’s attention to the issue of a ‘property card’ pending for the last 40 years for the property holders in the said authority area. Pimpri-Chinchwad Urban Development Authority has been merged with PMRDA. The authority was established in 1972. However, still, more than 30,000 property holders have not received ‘property cards’. For the last 40 years, people who have acquired land from the authority, and the property holders who have come to live here, face many difficulties.

In 2018, property cards were given to property holders in Sector two on a pilot basis. However, in the subsequent period, the work of preparing the property card of the plots in the rest of the path areas is ‘as it is’. So when will the property cards from peth numbers 1 to 42 in the authority area be available? Who will have the right to create it? And in what period to get the property card? MLA Landge raised such questions in the said meeting.

While replying to these questions, State Excise Minister Shambhuraje Desai said that In June 2021, Pimpri-Chinchwad Urban Development Authority has been merged under PMRDA. The acquired plots in this area have been divided into residential, commercial, industrial, and public facilities.

He further informed that in this regard, ‘layouts’ of 8,300 plots have been approved. Their lease tenure is 99 years. In some places ‘Property Cards’ have been issued on an experimental basis. However, now the relevant plots will be enumerated through a joint campaign of three departments namely PMRDA, Pimpri-Chinchwad Municipality, and Deposit Ban Commissionerate Administration. The municipal administration has to pay the amount of the calculation to the Prohibition Department. A discussion has been held with the municipal officials about it. The calculation of 8,300 plots is to be processed. In case of a shortage of manpower, additional manpower will be provided and the process of allotment of ‘Property Card’ will be completed by counting within at least one year.

For the last 40 years, there has been a demand from property holders regarding the distribution of ‘Property Cards’ after counting the plots within the authority limits. Studying land records will be of great help to the property holders to solve the problems like registration of rights records, boundary disputes, registration of heirs, termination of disputes, and determination of encroachment on the land of a government authority. Also, the non-availability of revenue records will boost revenue generation.

Mahesh Landge, MLA Bhosari stated, “Pimpri-Chinchwad Urban Development Authority merged with PMRDA. However, many issues of land owners and property-holding residents who have given land to the authority have been pending for years. Minister Desai announced the distribution of ‘Property Cards’ after enumerating the plots concerned within one year. So at least 30,000 to 40,000 property holders and one lakh residents of Pimpri-Chinchwad will get relief with this decision.”
