Pune, 27th May 2023: The Pune Municipal Corporation (PMC) is currently in the process of preparing property tax bills based on two criteria, including a 40% tax discount and a 5% increase in the taxable amount. However, due to the need for verification and adjustments in the computerized system to accommodate various concessions provided by the corporation, there is a slight delay in bill preparation.

Nonetheless, the PMC has assured that all bills will be made available online by May 31.

Out of approximately 12 lakh citizens who will receive property tax bills from the Municipal Corporation, around 10.5 lakh individuals already have their bills accessible online. However, the preparation of 1.5 lakh bills is still ongoing, leading to some citizens not yet receiving their bills.

Specifically, those who registered their properties before 2019 have received the bills, whereas those who purchased properties after 2019 are yet to receive them. As a result, the deadline for availing the 5% to 10% discount has been revised.

Several former corporators, including Ujwal Keskar, Prashant Badhe, and Suhas Kulkarni, have raised objections to this revised deadline.

Ajit Deshmukh, the Head of taxation department, provided an explanation in response to these concerns. As per the government’s decision, residential and non-residential properties registered before April 1, 2019, are required to pay 10% of the maintenance repair cost instead of the previous 15%. Consequently, adjustments are being made in the computerized system to increase the taxable amount by 5% for these properties.

To provide relief to residential properties registered after April 2019, the taxable amount is being modified by granting a general relief of 40%. Additionally, properties that received a 40% exemption under the Geographic Information System (GIS) survey will have their taxable amount reversed.

The determination of the annual taxable amount involves a three-stage process, which is currently being executed in the complex computerized system.
