Pune: Prasad & Arun Kharade Patil Among 40-50 People Booked For Trespass, Assault At Mahalunge Property
Mahalunge, 30th September 2026: Bavdhan police Station under Pimpri-Chinchwad Police have registered a case against Prasad Arun Kharade Patil, Arun Venunath Kharade Patil and 40–50 unidentified people over allegations of forcibly entering a property belonging to Teerth Spaces Unit 4 LLP in Mahalunge, assaulting security personnel and damaging structures at the site.
The FIR, dated September 29, concerns an incident on July 27, 2026, at land bearing Survey No. 9/10 in Mahalunge. The complaint was lodged by Abhi Vijay Raundal, 33, a construction businessman and partner in the firm.
According to Raundal’s statement, the firm purchased the approximately 126-are property through an auction conducted by Union Bank of India on February 14, 2024, for ₹105.05 crore, excluding stamp duty and registration fees. He stated that the bank handed over possession on March 31, 2024.
A seven-storey building and boundary walls stood on the property at the time, the complaint states. Raundal said the firm subsequently demolished the building through the legally prescribed process, intending to construct a commercial building. Steel material from the demolished structure remained at the site.
Heavy Machinery Allegedly Used to Enter Property
Raundal alleged that his father informed him on the morning of July 27 that people were attempting to encroach on the property. On reaching the site, he allegedly found a group demolishing the eastern boundary, comprising cement, brickwork and metal sheets, and damaging the firm’s “Teerth” signboard.
According to the FIR, security personnel told the complainant that Prasad Kharade Patil had inspected the property and issued instructions to the accompanying group. The complaint alleges that a crane, other vehicles and a JCB earthmoving machine were used to demolish the boundary and gain unauthorised entry.
When security guards tried to stop the group, some of its members allegedly abused, threatened and assaulted them.
The complainant further alleged that, on Prasad Kharade Patil’s instructions, members of the group drove L-shaped iron angles into the ground and attached metal sheets to create an enclosure on the property.
The FIR also alleges that Arun Kharade Patil and Prasad Kharade Patil monitored and directed the activities from a white SUV. According to the complaint, the two men and the accompanying group left the site at around noon.
Additional Account Alleges Damage to 32 CCTV Cameras
The supplementary account supplied for this report alleges that approximately 32 CCTV cameras were damaged during the incident. It also describes the damaged project signboard as measuring approximately 20 feet by 20 feet.
That account further alleges that four security guards were restrained, confined and assaulted. These additional details are attributed to the supplementary account, rather than treated as independently verified findings.
Eight BNS Provisions Listed in FIR
The FIR lists Sections 115(2), 329(3), 324(4), 352, 351(2), 238, 189(2) and 191(2) of the Bharatiya Nyaya Sanhita, 2023. These provisions concern voluntarily causing hurt, criminal trespass, property damage, intentional insult intended to provoke a breach of peace, criminal intimidation, disappearance of evidence or false information to screen an offender, membership of an unlawful assembly and rioting.
Civil Court Order
There is also an order dated July 27, 2026, in Special Civil Suit No. 942/2026, which directs Kharade Patil Developers to maintain the status quo over the disputed property.
According to that account, the court made a preliminary observation that the defendant was forcibly attempting to obstruct the plaintiff’s possession.
