Pune, 24th August 2026: A slower real estate market can expose organisational weaknesses that may remain less visible during periods of strong demand, according to real estate consultant and trainer Saniya Mane. She argues that companies can use such periods to assess internal processes, leadership structures and operational systems before market conditions improve.

Mane, who has worked with real estate companies across Maharashtra for about a decade, says business growth does not always slow because of market conditions. In some cases, companies struggle because their internal systems have not evolved at the same pace as the organisation.

Her approach, called the Panćhabhūta Framework, assesses organisations across five parameters, drawing on the traditional concept of the five elements: earth, water, fire, air and space. The framework is intended to identify operational gaps and areas where organisations may become overly dependent on individuals rather than defined processes.

According to Mane, some business problems can also be symptoms of deeper operational issues. For instance, weak sales may be linked to gaps in lead management and follow-up processes, while employee attrition can result in the loss of institutional knowledge when processes and responsibilities have not been documented.

Succession planning and leadership development are another area of focus. Businesses that depend heavily on a single founder or senior individual can face operational challenges when that person is unavailable. Building leadership capabilities and documenting key processes can reduce such dependence, she says.

Mane’s methodology involves organisational audits and consulting, while her AHA Outbound initiative focuses on training and developing systems within teams.

She also emphasises the importance of measuring organisational performance rather than relying solely on market conditions or individual performance. The objective, according to her framework, is to create systems that allow sales and other functions to operate consistently across changing market conditions.

With real estate markets moving through different cycles, the focus on internal processes, leadership development and succession planning could become increasingly relevant for companies looking to prepare for the next phase of growth.
