Redevelopment – A Rising Trend 

October 2022: Mr Dilip Shivanand Kotibhaskar is the Director of M/s. Kotibhaskar Infrastructures & Developers Pvt. Ltd. A Marathi Manus from Sangli district of Maharashtra, he and his brother, Mr Chidambar Shivanand Kotibhaskar, have set a benchmark in redevelopment field in Pune.

Mr. Dilip Kotibhaskar moved from Sangli to Pune in 2005 in search of better opportunities and within less than 17 years, Kotibhaskar Infrastructure & Developers Pvt. Ltd. is being recognised as a well-known name in redevelopment. More than 23 projects are delivered in Pune with utmost customer satisfaction well before / within the committed time span.

With a very large & satisfied customer base, most of their projects are located in the prime areas of Pune like Prabhat Road, Erandwane, Mayur Colony, Ideal Colony, Model Colony, Karvenagar & Kothrud etc.

In a recent interview with Dreams Per Square Feet, Mr Dilip shared:

We are proud to say that we don’t need any advertising. Our business is expanding on the basis of our brand value and our existing customers, consultants, suppliers, even the labours. They refer our name because of the good work that we have done over the years.

I came to the real estate industry by choice. My elder brother is a structural engineer. He started a few assignments on an outsourcing basis in Sangli and gradually our construction business stared spreading it’s roots. I was observing him closely, and it was my conscious decision to join him after my MBA. The turning point, I would say, was when we entered Pune. Although we started with partnerships, it was only from 2014 onwards that we built our brand as Kotibhaskar, and we never looked back. Our focus is mainly on redevelopment projects and good quality work.

I’m happy to reveal that the real estate sector has tremendous scope to build your reputation. Post-pandemic, the demand has picked up. Everyone has had a fair share of growth. The Government has also helped a lot.

The first thing you need to check while buying a property is legality & also need to take into consideration   the builder’s reputation and then make a decision

As a career option, Real Estate is a very good sector. Don’t look at it just for money. Your scope of building a personal brand in this sector is unparallel. And, of course, money will follow you when you have built that reputation. But study well before start.  Take a thorough knowledge of the society/ customer segment & their needs. Don’t do something just for the sake of doing it.
