Rs 1,800-Crore Pune Land Sold for Rs 300 Crore at Rs 500 Stamp Duty: Criminal Case Against Parth Ajit Pawar’s Amadea Enterprises Likely

Koregaon Park, 6th November 2025: The Maharashtra government has ordered a high-level inquiry into alleged irregularities in a multi-crore land transaction in Pune’s Mundhwa, after explosive allegations surfaced linking the deal to Parth Pawar, son of Deputy Chief Minister Ajit Pawar.

Chief Minister Devendra Fadnavis has confirmed the suspension of the Tehsildar and Sub-Registrar involved in the registration process and directed a comprehensive probe. The investigation will be led by Additional Chief Secretary (Revenue) Vikas Kharge, who has been asked to examine all aspects of the transaction — including valuation, stamp duty payment, and the property transfer procedure.

Botanical Garden at site?
Last year, the Botanical Survey of India (BSI) was to build a botanical garden at the land in question located near Tadigutha Chowk on Koregaon Park’s North Main Road ending in Mundhwa, Pune, spanning 44 acres and dedicated to preserving the state’s endemic plant species. The garden was to feature over 400 species of plants native to India, with 50 of them being exclusively endemic to Maharashtra.

When contacted, an officer from BSI said, “The land belongs to the Revenue Department (Maharashtra) and has been on lease for the past 40 years. One Gaikwad family has filed a court case over its ownership. At present the work is stopped.”

The controversy erupted after Shiv Sena (UBT) MLC Ambadas Danve alleged that a property valued at nearly Rs 1,800 crore was sold for just Rs 300 crore. Danve further claimed that the buyer, Amadea Enterprises LLP — a firm in which Parth Ajit Pawar and Digvijay Amarsinh Patil are partners — paid only Rs 500 in stamp duty as he wanted to set up IT Park there, far below the amount legally required.

Danve accused the government of protecting those involved, calling the transaction “one of the most blatant examples of land manipulation in recent times.” He demanded an impartial inquiry into the alleged undervaluation and misuse of official procedures.

Amid mounting political pressure, Chief Minister Fadnavis said he has sought a detailed report from the Revenue Department, the Inspector General of Registration (IGR), and the Land Records Office.

“All concerned departments have been instructed to submit complete details of the transaction. The preliminary information seems serious, and once the inquiry report is received, appropriate action will follow,” Fadnavis told reporters.

Meanwhile, Joint Inspector General of Registration and Controller Rajendra Muthe said that a criminal case will soon be filed against Amadea Enterprises LLP.

Muthe also confirmed that proceedings will be initiated against suspended sub-registrar Ravindra Taru for allegedly misleading the government during the registration process.

According to Muthe, Amadea Enterprises LLP had submitted fabricated 7/12 land records to the registration department. “A detailed investigation is underway, and once completed, suitable cases will be registered against both the company and the sub-registrar,” he said. The land registry document also mentions Taluka as Mulshi which wrong as well as Patil’s gender as female.

Explaining the violations, Muthe noted that under stamp duty regulations, a maximum waiver of five percent can be granted, but two percent must still be collected from the party concerned. “The property was sold for ₹295.69 crore. Therefore, a stamp duty of ₹5.38 crore should have been collected, but the officer failed to do so. Moreover, fake 7/12 extracts were used. Since this was Mahar Vatan land located at survey number 88, prior permission from the district collector was mandatory before any sale — which was never obtained. The documents falsely declared the land as government-owned,” Muthe explained.

Calling the matter “prima facie serious,” Fadnavis reiterated in Nagpur that a full-scale investigation is underway. “At first glance, the case appears concerning. I have called for complete information from all departments involved. Once the report is received and facts verified, the government will take appropriate steps,” he said.
