41 Housing Projects In Pune Seek Cancellation Of Registration From Maharera, Check List Here

Pune, 24th June 2023: The Maharashtra Real Estate Regulatory Authority (Maharera) has received applications for the cancellation of registration from 41 housing projects in Pune. In a circular issued on February 10, Maharera announced a policy decision stating that the registration of non-viable housing projects could be canceled under specific conditions. 

Since then, the number of proposals for cancellation in Pune has steadily increased from 39 projects by the end of May to a current total of 41 projects. The complete list of these projects is available on the Maharera website.

Across the state, the total number of projects seeking cancellation stood at 88 before May. However, an additional 19 new proposals have emerged, bringing the overall count to 107 projects.

Originally, the deadline for filing objections against the 88 projects was June 17. Maharera has now extended this deadline by an additional 15 days to allow objections to be raised against the new 19 projects as well.

Maharera has appealed to individuals with objections to the deregistration of any of these 107 projects to submit their concerns within 15 days to [email protected].

Out of the 107 projects, 41 are located in Pune, 16 in Raigad, 12 in Thane, 6 in Palghar, 5 in Mumbai suburbs, 4 in Mumbai city, and 3 each in Sindhudurg, Parbhani, Nashik, Nagpur, Ch. Sambhajinagar, Satara, Kolhapur, as well as 2 each in Nanded, Latur, Ratnagiri, Solapur, and Dadra Nagar Haveli. Each of these regions is home to one project seeking cancellation.

Several housing projects have commenced with proper registration under Maharera guidelines. However, due to various reasons such as lack of funds, financial unviability, ongoing court cases, family disputes, or new government planning notifications, these projects have failed to materialize. In cases where developers have multiple phased projects under a single registration number, certain stages may face difficulties, and cancellation of registration may be required for those specific phases. Additionally, if the cancellation affects other parts of the overall project, Maharera stipulates that consent from 2/3 of the allottees in that project is necessary.

Furthermore, if the cancellation of registration is sought for a project that has incurred minimal registration dues, it is required that the dues be settled, and the concerned parties have no objection to the cancellation. Documentary evidence supporting these claims must be attached to the deregistration application for thorough scrutiny.

Given the inability to complete these projects, maintaining their registration with Maharera is not advantageous for developers or any stakeholders associated with the projects. In consideration of this fact, Maharera has initiated the process of canceling the registration of such projects while safeguarding consumer interests. An additional 15-day period has been granted to allow concerned parties to raise objections as part of this process.
