Cheating Case Against Builder in Pune for Failing to Hand Over Flat and Godown

Ganesh Peth, 27th March 2026: Police have registered a cheating case involving more than ₹60 lakh against a builder at Khadak Police Station in connection with a property deal in Ganesh Peth.

The accused, Hussain Ahmed Pathan, owner of Ammar Developers and Builders, allegedly promised to sell a flat and a godown in the “Aman Plaza” project but failed to hand over the properties despite receiving the full payment.

The complaint was filed by Ashwini Dilip Saranda (31), a resident of Ganesh Peth. According to the complaint, the deal was finalised between March 2016 and March 2026 for a 600 sq ft flat and a 190 sq ft godown.

Police said the accused took around ₹38.40 lakh for the flat and ₹21.85 lakh for the godown, along with additional charges, taking the total amount to over ₹60 lakh. A notarised and registered agreement was also executed in 2016.

Despite the complainant paying the full amount by June 30, 2024, the accused allegedly neither executed the sale deed nor handed over possession of the properties. He is also accused of avoiding communication and failing to honour the agreement.

Based on the complaint, police have booked the accused under sections 406, 420, 468, 471, and 506(2) of the Bharatiya Nyaya Sanhita for criminal breach of trust, cheating, forgery, and criminal intimidation.

The case is being investigated by Police Sub-Inspector Jaysingh Dade under the supervision of Senior Police Inspector Shashikant Chavan and Police Inspector (Crime) Sharmila Sutar. Further investigation is underway.
