Maharashtra: 823 New Projects Including 257 In Pune Granted Maharera Registration Number in View of Diwali
Pune, 15th November 2023: In anticipation of the festive season, a total of 823 new projects have been granted Maharera registration, with 645 approvals in October and an additional 178 till November 13.
The Maharashtra Real Estate Regulatory Authority (Maharera) has diligently processed these registrations to meet the demand during the Diwali celebrations. The breakdown of registrations includes 382 in Konkan (including Mumbai), 257 in Pune, 77 in Nagpur, 57 in Nashik, 33 in Ch. Sambhajinagar, and 17 in Amravati.
Last year witnessed the issuance of 769 permits between October and November. This year, a substantial increase was noted with 1208 projects applying for registration in October. By November 13, 414 projects had submitted their applications, although not all have successfully obtained the registration number due to incomplete submission of registration documents.
It’s crucial for developers to adhere to the necessary documentation and approvals outlined on the Maharera website for successful registration. The six self-regulatory organizations representing developers actively support their members through two designated representatives at the Maharera headquarters, aiding in a smooth registration process.
Maharera, cognizant of potential errors, conducts an Open House session weekly, where over 100 developers or their representatives participate either in person or online. This initiative aims to rectify any mistakes and ensure a seamless registration process across the state.
Investors’ protection is at the forefront of Maharera’s stringent verification process. The authority examines the establishment of a separate bank account for project investors, verifies legal ownership of the land, and ensures the legitimacy of permits issued by local planning authorities for construction initiation. Since June 19, Maharera has reinforced its standards by requiring the Construction Commencement Certificate (CC) from relevant planning authorities before issuing the registration number.
Despite these efforts, there is acknowledgment that further sophistication is needed in the registration process. The care taken in this meticulous process reflects in the low customer complaint rate in new projects, currently standing at less than 4%. Maharera remains committed to further reducing this ratio through continuous improvement.
