MahaRERA Recovers Rs 200.23 Crore from Builders for Homebuyers, Intensifies Efforts to Address Pending Dues
Mumbai, 2nd December 2024: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has successfully recovered ₹200.23 crore as compensation for homebuyers affected by delays or disputes with developers. This substantial sum reflects the authority’s commitment to protecting the interests of homebuyers and enforcing real estate regulations.
Breakdowns of the recovered amount include ₹46.47 crore from Mumbai city, ₹76.33 crore from Mumbai suburbs, ₹39.10 crore from Pune, ₹11.65 crore from Thane, ₹9.65 crore from Nagpur, ₹7.49 crore from Raigad, ₹4.49 crore from Palghar, ₹3.84 crore from Sambhajinagar, ₹1.12 crore from Nashik, and ₹9 lakh from Chandrapur.
MahaRERA Chairman Manoj Saunik emphasized the proactive measures taken to ensure aggrieved homebuyers receive their dues. “Our role extends beyond issuing compensation orders; we actively work to ensure that homebuyers get the financial relief they deserve. A dedicated retired senior revenue officer has been coordinating with district officials to expedite recoveries,” he explained.
To bolster recovery efforts in regions with higher arrears, MahaRERA has announced plans to deploy retired Tahsildars in district collectorates of Mumbai suburban and Pune on a pilot basis. “This initiative aims to streamline recovery processes where cases are high. Based on its success, we may replicate it in other districts,” Saunik added.
Since the inception of the initiative, MahaRERA has issued 1,163 warrants to recover ₹705.62 crore across 442 projects. Of these, ₹200.23 crore has been recovered from 283 warrants linked to 139 projects. However, substantial amounts remain pending, including ₹228.12 crore from 355 complaints in Mumbai suburban and ₹150.72 crore from 201 complaints in Pune.
The appointed retired officials maintain close coordination with district collectors, sub-divisional officers, and Tahsildars to address pending recoveries under Section 40(1) of the Real Estate (Regulation and Development) Act, 2016, which authorizes collection as arrears of land revenue.
District-wise Recovery Details
Mumbai City: ₹85.79 crore pending; ₹46.47 crore recovered from 22 warrants across 13 projects.
Mumbai Suburban: ₹304.45 crore pending; ₹76.33 crore recovered from 85 warrants involving 42 projects.
Pune: ₹189.82 crore pending; ₹39.10 crore recovered from 57 warrants linked to 36 projects.
Thane: ₹62.58 crore pending; ₹11.65 crore recovered from 27 warrants across 15 projects.
Raigad (Alibag): ₹23.79 crore pending; ₹7.49 crore recovered from 57 warrants in 18 projects.
Palghar: ₹19.86 crore pending; ₹4.49 crore recovered from 8 warrants in 6 projects.
Nagpur: ₹10.62 crore pending; ₹9.65 crore recovered from 13 warrants across 2 projects.
Sambhajinagar: ₹4.04 crore pending; ₹3.84 crore recovered from 9 warrants in 2 projects.
Nashik: ₹3.85 crore pending; ₹1.12 crore recovered from 4 warrants in 4 projects.
Chandrapur: ₹9 lakh pending; fully recovered.
Smaller pending recoveries in Sindhudurg, Satara, Ratnagiri, and Solapur remain under scrutiny.
Homebuyers’ complaints are addressed through hearings, and developers are mandated to pay interest, compensation, or refunds within stipulated deadlines. If developers fail to comply, district authorities intervene to recover dues as per legal provisions.
