MahaRERA Recovery Warrants to Be Resolved Within Three Months: Minister

Mumbai, 13th March 2025: The Maharashtra government has set a deadline of three months to clear all pending Maharashtra Real Estate Regulatory Authority (MahaRERA) recovery warrant cases, state revenue minister Chandrashekhar Bawankule announced earlier this week.
According to MahaRERA’s latest data, only 316 of the 1,342 recovery warrant complaints filed across the state have been successfully executed by the respective district collectorates. A major chunk of the pending cases is concentrated in Mumbai suburban and Pune districts, which together account for over 60% of the outstanding recovery amount.
“We are committed to fast-tracking these cases and ensuring that homebuyers receive the funds they are owed,” Bawankule stated while addressing concerns raised by MLC Niranjan Davkhare in the Legislative Council. He assured that the government is actively working to accelerate the recovery process.
Official figures indicate that Mumbai suburban leads with 540 pending complaints amounting to ₹424.79 crore. So far, only ₹80.49 crore has been recovered, leaving a substantial ₹344.30 crore still due. Pune follows with 274 complaints spanning 140 projects, with a total pending recovery amount of ₹219.71 crore. Authorities have managed to recover ₹42.31 crore from 62 complaints across 37 projects, leaving ₹177.40 crore yet to be retrieved.
A MahaRERA official stated, “We have already instructed district collectors to expedite the process.” The data further shows that only 23.5% of the total cases have been resolved, with ₹214.21 crore recovered out of the total ₹985.23 crore owed to homebuyers.
To speed up execution, authorities had suggested appointing retired tehsildars in Mumbai suburban and Pune. However, while one officer has been assigned to Mumbai suburban, Pune is yet to receive an appointment. “We are still awaiting applications for the Pune district to facilitate the recovery process,” the official added.
With the government’s renewed focus, homebuyers are hopeful that long-pending dues will be recovered within the stipulated timeframe.
