PMC Launches Inspection For 40% Property Tax Exemption In Pune

Pune, 6th May 2024: Approximately 193,000 residents of Pune have yet to take advantage of the 40% property tax exemption, prompting the Pune Municipal Corporation (PMC) to initiate a survey to identify the underlying issues. The survey, undertaken as a pilot project, has been launched in the Hingane, Vadgaon, and Dhayari areas.

The Maharashtra state government recently rescinded the 40% tax exemption that had been in effect for Punekars since 1970. Initially, the measure targeted 97,000 properties belonging to individuals with two flats or tenants. These property owners were instructed to settle the discounted amount over three installments spanning from 2019 to 2022. However, following public outcry, the state government reversed its decision. Citizens eligible for the exemption were given a deadline to submit the PT 3 application form.

Despite an estimated 264,000 property owners in the city being eligible for the 40% discount, a significant portion—193,000 individuals—have failed to complete the PT 3 application process. To address this gap, the administration has opted to conduct a survey to ascertain the reasons behind the lack of applications. As part of the initiative, 10,000 properties will undergo assessment in the Hingane, Vadgaon, and Dhayari areas on a trial basis, with data from 1,100 properties already gathered on the first day.

Madhav Jagtap, Deputy Commissioner of the Property Tax Department, elucidated, “We are surveying 193,000 residential properties to identify those not utilizing the 40% discount. Owners are being approached to complete PT3 applications, with inspections conducted on 1,100 residences on the inaugural day in Vadgaon, Dhayari, and Hingane. Later the survey will be conducted covering the entire city.”

To facilitate seamless execution, a dedicated team comprising five divisional inspectors and ten Peth inspectors has been mobilized for on-ground verification activities. Under the leadership of administrative officer Ravindra Dhaware, the team is tasked with conducting thorough inspections and compiling comprehensive reports to ensure transparency and accountability in the process.
