Pune: Investigation Launched Into Hadapsar Housing Project Over Alleged Unauthorized Occupation
Hadapsar, 18th May 2026: The Pune Municipal Corporation (PMC) has initiated an inquiry into a residential project in Sadesatara Nali, Hadapsar, following allegations of major regulatory violations.
Allegations of Illegal Occupation
The investigation follows a formal complaint filed by Abhijit Gaikwad, Vice President of the Aam Aadmi Party Pune unit, alleging that the developer allowed residents to occupy the building before obtaining mandatory approvals.
* Lack of Occupation Certificate: According to the complaint, nearly 100 to 150 flats have allegedly been handed over to residents despite the project not receiving an Occupation Certificate (OC).
* Alleged Legal Violations: The complaint terms the occupation a serious violation of the Maharashtra Municipal Corporation Act, 1949, the Maharashtra Regional and Town Planning (MRTP) Act, 1966, and MAHARERA regulations.
* Demand for Penalties: Gaikwad has also demanded that PMC recover triple property tax penalties from residents for the alleged unauthorized use of the premises.

Verification of Construction Status
The PMC’s Tax Assessment and Collection Office has formally sought an official opinion from the Construction Development Department regarding the current status of the project.
The inquiry aims to determine whether the developer bypassed mandatory legal and safety protocols by allowing families to move into the project before it was officially declared fit for habitation.
It has also been alleged that the developer failed to pay Open Land Tax by allegedly showing a small bungalow on the plot that does not exist at the site, thereby allegedly causing a loss of crores of rupees to the Pune Municipal Corporation.
