Pune Land Scam: Rs 42 Crore Stamp Duty Notice Issued to Parth Pawar’s Company

Koregaon Park, 8th November 2025: A day after Maharashtra Deputy Chief Minister Ajit Pawar announced in Mumbai that the controversial 40-acre land transaction in Mundhwa would be cancelled, the case gained momentum with several new developments unfolding on Friday.
Representatives of Amadea Enterprises LLP, the company involved in the transaction, visited the Sub Registrar’s Office in Pune to inquire about the process of cancellation. However, the department clarified that the transaction cannot be cancelled by paying just ₹30,500 in stamp duty. Instead, the company has been directed to pay a total of 14% stamp duty amounting to ₹42 crore — 7% for legalizing the transaction and another 7% for its cancellation.
The Registration and Stamp Duty Department has formally notified Amadea Enterprises LLP that the cancellation can proceed only after the deed is first regularized. The company had earlier paid a mere ₹500 in stamp duty, citing a waiver under the pretext of setting up a data center, for which a letter of intent was submitted to the District Industries Centre (DIC).
Following an inquiry by Dr. Suhas Diwase, In-Charge Inspector General of Registration, a committee will now investigate whether the company was legitimately eligible for the stamp duty waiver.
Tehsildar, Registrar Face Action
In another major development, Pune City Tehsildar Yeole has come under the scanner for allegedly facilitating possession of the land before it was legally transferred on the property card. According to the Revenue Department, Yeole issued a notice to the Botanical Survey of India, a central government organisation that the Government of Maharashtra had leased the land, to hand over possession of the land to Amadea Enterprises LLP based on the company’s application — even though the transaction had not yet been recorded on official land documents.
A complaint has now been lodged with the police against Yeole, while Joint Sub Registrar Ravindra Taru has already been suspended in connection with the case.
The purchase deed was executed by Digvijay Amarsinh Patil on behalf of Amadea Enterprises LLP, in which Deputy CM Ajit Pawar’s son, Parth Pawar, is a partner.
The department’s investigation has revealed that several rules were bypassed during the transaction. A previous notice dated October 30 had already been issued to the company for alleged stamp duty evasion, but the company failed to respond.
District Administration Steps In
Taking serious note of the irregularities, Pune District Collector Jitendra Dudi has written to the Inspector General of Registration, recommending that the mutual purchase deed be cancelled. The district administration has also initiated steps to determine whether the five percent stamp duty waiver granted to the company was obtained under false pretenses.
Meanwhile, officials said the Revenue Department will also probe whether there was any political or administrative influence in granting approvals or waivers in this case.
