Residential Investment Scheme Promises 7.5–8% Annual Returns in Pune
Pune, 17th February 2026: Dream Works Realty has announced a pre-leased residential investment project in Pune West near Chandani Chowk, offering units designed to generate fixed monthly rental income for investors, according to company officials.
The development, located in Pune, is being built by Mont Vert Developer and marketed in association with SQFT Realtech. The project consists of pre-leased one- and two-bedroom apartments operated by an assisted-living service provider, which the firm says will ensure rental payouts from the start of ownership.
Company representatives said the investment is projected to deliver an annual return of roughly 7.5 to 8 percent, positioning it as an alternative to traditional instruments such as fixed deposits or standard retail real estate investments.
According to details released, a two-bedroom unit with a carpet area of 650 square feet is priced at ₹63.5 lakh and is expected to generate a monthly rent of ₹29,174. A one-bedroom unit measuring 469 square feet is listed at ₹48 lakh with an estimated monthly rent of ₹21,048.
The project includes a proposed 15-year lease arrangement with an operating partner, no maintenance expenses for investors, and dedicated parking for each apartment. The advisory firm stated that rental income is structured to offset loan instalments, potentially allowing buyers to recover costs over time through lease payments.
Officials said the offering is aimed at investors seeking passive income, tax advantages linked to rental earnings, and long-term financial planning options such as retirement income streams. A spokesperson for the company said demand for stable, income-producing property assets has increased, adding that the project combines potential appreciation with contracted returns.
The firm indicated that only a limited number of units are currently available and that allotment will be made on a first-come basis.
