Big Relief for Housing Societies: Maharashtra Govt Extends Class-2 to Class-1 Land Conversion Deadline

Pune, 20th March 2026: The Maharashtra government has extended the deadline for converting Class-2 land into full ownership (Class-1) at concessional rates until December 31, 2026, offering significant relief to housing societies, freedom fighters and landless citizens.

Class-2 land refers to plots allotted by the government on a lease or occupancy basis, where full ownership rights are not granted. Such lands have been allotted since 1966, and any transfer requires prior permission from the district collector, making the process lengthy and time-consuming.

To simplify the process, the government introduced a policy on March 8, 2019, allowing the conversion of Class-2 land into Class-1 land by paying a reduced premium. Under this scheme, beneficiaries were required to pay only 15 to 25 percent of the ready reckoner rate. However, the concession was valid for three years and ended on March 9, 2022.

After the deadline expired, applicants were required to pay a significantly higher amount — around 60 to 75 percent of the ready reckoner rate — to obtain ownership rights. Citizens had been demanding an extension of the concession, citing the heavy financial burden.

Responding to these demands, the government has now extended the benefit until the end of 2026. The move is expected to help thousands of eligible beneficiaries convert their land into full ownership at lower rates and avoid lengthy approval procedures in the future.
