How Pune’s Infrastructure Boom Is Powering Growth in micro markets like Hinjawadi

Hinjawadi, 13th July 2026: Pune’s real estate market is entering a new phase of growth, fuelled by transformative infrastructure, expanding commercial corridors and rising residential demand. The Pune Metro’s Hinjewadi–Shivajinagar line has begun opening to passengers, the Pune Ring Road is progressing toward its 2026–2028 completion in phases, a new bypass has cut travel time on the Mumbai–Pune Expressway, and a separate greenfield expressway to Bengaluru is moving from planning into construction. As connectivity improves and employment hubs continue to expand, several micro-markets are emerging as preferred destinations for both homebuyers and developers.

Hinjewadi: Powered by Pune’s IT Growth Story

Hinjewadi remains one of Pune’s strongest real estate markets, driven by the Rajiv Gandhi Infotech Park and thousands of professionals working across the IT and technology sectors. The Pune Metro’s Line 3, connecting Hinjewadi to Shivajinagar, has already begun opening to passengers — the first phase, covering 12 stations, started operations in May 2026, with the rest of the 23-km, 23-station corridor progressing toward full completion. Alongside road upgrades such as the widened Ganeshkhind Road and the double-decker flyover connecting Baner and Shivajinagar (fully opened to traffic in March 2026), commute times into central Pune are set to fall significantly.

As Metro Line 3 moves closer to full commercial operations, industry stakeholders believe the enhanced connectivity between Hinjewadi and the city centre will further strengthen Western Pune’s position as one of the city’s most dynamic residential and commercial growth corridors. The improved mobility is expected to support development not only in established markets such as Baner, Balewadi, Wakad and Tathawade, but also in emerging locations including Maan and Punawale. Real estate experts say the infrastructure upgrade could encourage more balanced urban development and widen the catchment area for residential demand across Western Pune.

The region’s commercial growth continues to be a significant driver of housing demand. According to ANAROCK Research, Global Capability Centres (GCCs) leased 32.46 million sq ft across India’s top seven cities in 2025, with Pune accounting for roughly 15% of that leasing activity — about 4.8 million sq ft — the second-highest share after Bengaluru’s 38%. The city’s growing presence in the GCC ecosystem continues to support demand for both office space and housing across western Pune.

For more than a decade, the Hinjewadi IT hub has shaped residential growth in the region. As established micro-markets such as Baner, Balewadi, Wakad and Tathawade have matured, developers have increasingly expanded into adjoining locations that offer larger land parcels while retaining strong connectivity to employment centres.

Developers such as VTP Realty have also aligned their expansion strategy with Western Pune’s infrastructure-led transformation. Several developers have launched projects in locations such as Punawale and Maan in recent years, indicating growing confidence in markets beyond Western Pune’s established residential hubs. Industry stakeholders note that improving infrastructure, expanding social amenities and better connectivity are encouraging developers to explore opportunities across a wider geography.
